Even though asphalt is durable, it’s still susceptible to bad weather. Cracks filled with water can freeze, expand, and form dangerous potholes. Temperature fluctuations can also cause major asphalt damage. Luckily, Finley Asphalt & Concrete offers sealcoating solutions to help preserve your asphalt and protect it from the elements.

What Is Sealcoating?
Sealcoating acts as a barrier on asphalt or concrete surfaces, shielding them from water damage, extreme weather, varying temperatures, and other factors. This thin layer of material also protects against harmful UV rays.
How Frequently Is Sealcoating Required?
It depends on a few factors, including:
The age of your pavement
How frequently the pavement is used
Your local climate and weather conditions
Reactive vs. Proactive Maintenance
Reactive Maintenance
Reactive maintenance is cheaper upfront but more expensive long-term. Here’s why reactive maintenance falls short of preventative maintenance.
- It’s a crisis-based approach
- It reflects a neglect of work responsibilities
- It causes unexpected downtime
- It produces delays in service
Preventative Maintenance
Since preventative maintenance prevents pavement problems from happening in the first place, it helps you cut costs and allocate your time toward more important issues. Here’s why preventative maintenance is the recommended choice for all our customers.
- It’s a preparation-based approach
- It reflects an organized execution of work responsibilities
- It maximizes the pavement’s lifespan
- It helps you provide a detailed report of facility management metrics
The Process
Sealcoating serves as a preventative maintenance measure, minimizing repair costs and extending the lifespan of your pavement. Here’s our step-by-step approach service:
Prepare
We remove any debris or obstacles to make sure the sealcoating application is smooth. Additionally, we address any existing damage, such as cracks or potholes.
Edge and Tape
Areas not requiring sealcoat treatment are carefully sealed off using tape or similar materials.
Apply the Sealcoat
Next, we apply the sealcoat material, typically coal-tar-based or asphalt-based, tailored to your pavement’s size and requirements.
Coat Application
A sealant layer is applied on top of the sealcoat to create a uniform surface. Depending on manufacturer specifications, this layer ranges from 1/16 to 1/8 of an inch thick.
Dry and Cure
The sealcoat is left to dry and cure for a period between 12 to 36 hours.
Striping and Markings
Once the curing period is over, we’ll apply new striping and markings to your pavement.
